Roof Tear Off
As its name implies, a roof tear-off involves having to completely tear off what remains of the old roof before installing the new roof. Between the two, this option takes more effort to complete, but it does offer better consistency in terms of performance because the new roofing is installed uniformly over a properly flat roof deck.
Despite being the more expensive of the two options, roof tear off is considered the better choice if your existing roof already has an old or deteriorated infrastructure. This is why most roof replacement done to fix severe storm damage often requires the roofing contractor to perform a total roof tear-off. You also have to remember that roof tear-off will take longer, although the long-term benefits are definitely worth it.
Re-roofing involves installing the new roofing option over the current one. This may seem like a “band-aid” solution, but most roofers agree that completely tearing down a roof with a relatively new roofing structure and decking when a fresh layer of shingles is the only thing necessary is a big waste. Re-roofing also takes significantly less time to perform than a complete tear-off, making it a more viable option if bad weather is expected to hit your area within the week.
Re-roofing is a more budget-friendly option, but only if most of the old roof’s existing surface is still in perfectly good shape. Re-roofing is often the more ideal option for changing the look or color of your roof, or if the underlying old shingles provide a completely flat surface. In many cases, some roof repair is done on the old roof to “smooth out” the existing surface in preparation for the new layer of shingles.
